Making a booking |
|
The completed booking form, showing the name of the lead person confirms that he/she has the authority of all other persons included on the booking form to make the booking on their behalf and that he/she has read and accepted these Booking Conditions. A non-returnable deposit of £100 per week for the villa is required at the time of booking. Deposits are accepted as part payment towards the total cost of the holiday. On receipt by the owner or management agent of your completed booking form and deposit's), we will reserve your holiday. Your booking is only confirmed and accepted in respect of all persons named on the booking form when the owner or management company representative sends an acknowledgement. It is important to check the details on the acknowledgement and that all the dates are exactly as you requested. The villa owners responsibility is to provide you with the holiday you have booked as confirmed to you subject to these booking conditions. If you want to cancel or change your booking you may have to pay amendment or cancellation costs, which may be as much as the total holiday cost. |

Security deposits |
|
A £200.00 / $300.00 security deposit is required when the property is booked. This amount may be varied at the discretion of the owner. This will indemnify the owner against any exceptional or additional charges arising from the use of the property for (but not limited to) excess cleaning costs, damage, replacement or repairs to the property or it's contents. Security deposits will be refunded within 21 days of return less any charges for the above. |

Paying the balance |
Balances are payable in full 8 weeks before departure. For bookings within 8 weeks of departure the total rental amount plus security deposit is payable in full at the time of booking. If payment of the balance of the price of the holiday is not received by either the villa owner or management company by the due date, the owner or management company representative reserves the right to cancel the booking for the holiday in which case the villa owner is entitled to keep all deposits paid in respect of the holiday and you will have to pay a cancellation charge as though there had been a cancellation.
The villa owner reserves the right to raise or lower its prices at any time before you book the holiday.
Once you have booked and confirmation has been forwarded, the price of the holiday is guaranteed except that the owner may pass on to you, and you will have to pay, any tax, duty, levy or any increase in such tax, duty or levy that is charged by any government or other authority after the date your booking is confirmed and accepted. |

We will endeavour to fulfil
any special requests made at the time of booking, however, they cannot be
guaranteed. |

Changes by you |
|
If you wish to make any
changes to your holiday after the booking is confirmed we will do our best to help you. However, amendments to the choice of property may result in an amendment fee and or cancellation charges being applied. |

Cancellation by you |
Your cancellation can only be accepted if it is in writing from the person who signed the booking form. Cancellation will be effective from the date it is received and acknowledged by the villa owner or management company. We reserve the right to consider the booking cancelled if the balance is not paid 8 weeks before departure. It is recommended that notice of cancellation be sent by recorded delivery post. Cancellation charges will be calculated as set out below.

Travel documents |
|
All passport, visa, travel insurance and health certificates are your responsibility and the villa owners or management company accept no responsibility for any delay or expense incurred through loss or any irregularities in your documents. |

Complaints procedure |
|
If you have a complaint whilst you are on holiday, you must tell the local Management Company immediately. They will do their best to resolve any problem to your satisfaction on the spot. In the unlikely event that any complaint cannot be settled quickly, you should contact the owners direct ( phone +44 1902 661123 ). We cannot accept liability for any complaints that have not followed the above procedure and which are not received by us within 28 days of your return. Claims in respect of accommodation are limited to the total rental amount paid. |

General conditions |
Liability. We cannot accept liability for acts or omissions over which we have no control. This includes (but is not limited to) airlines, car hire companies, management companies and for loss or damage caused by Force Majeure events such as strikes, fire, flood, delays or any other events beyond our control.
Instructions and deposits taken by telephone and verbally confirmed are binding and will be subject to the same terms and conditions as written confirmations.
Refunds will not be made for services included in the holiday price that are unused after the departure date.
All guests will be responsible for behaving in a responsible manner and in accordance with local regulations. The villa owners do not accept any responsibility for termination of travel or holiday arrangements due to guests causing distress, annoyance, damage or danger to others and therefore will not consider any claims for compensation. The villa owners cannot accept any liability for injury to guests or visitors to the homes or by use of swimming pools or for loss of property howsoever caused.
Check in time is 4 pm. Check out time 11 am. Earlier check in depends on availability. Signing of the booking form constitutes acceptance of the terms and conditions on behalf of the party booked. The accommodation cannot be shared or sublet. The maximum occupancy of our villa is 10 persons. If it is proven that this number has been exceeded without the owners consent we reserve the right to cancel the booking, without compensation and at any time during the rental period. |

"Booking or Holiday" |

Booking or holiday means the
booking or holiday made by you or any person on your behalf that is named
on the booking form. |

"Force Majeure" |
|
Force Majeure means any circumstances which are unusual or unforeseeable and are outside our control including (but not limited to) war or threat of war, riot, civil strife, hostilities, political unrest, government action or airport regulations, industrial dispute, natural or other disaster, nuclear incident, terrorist activity, weather conditions, technical problems with transportation, closure of airports, fire, flood, drought and temporary equipment failure in our villa. |

Jurisdiction |
|
These conditions do not affect your statutory rights and are subject to English law and the jurisdiction of the English courts. |

Privacy Statement |
We are committed to
protecting your privacy. We will only use the information that we collect about you lawfully (in accordance with the Data Protection Act 1998) and according to the Which? Web Trader Code of Practice.
We collect information about you for 2 reasons: firstly, to process your order and second, to provide you with the best possible service.
We will not e-mail you in the future unless you have given us your consent.
The type of information we will collect about you includes:

- Address
- Phone number
- Email address
- Credit/debit card details (only if booked through our USA management
company)
The information we hold will be accurate and up to date. You can check the information that we hold about you by emailing us. If you find any inaccuracies we will delete or correct it promptly.
The personal information which we hold will be held securely in accordance with our internal security policy and the law and the Which? Web Trader Code.
We may use technology to track the patterns of behaviour of visitors to our site. This can include using a "cookie" which would be stored on your browser. You can usually modify your browser to prevent this happening. The information collected in this way can be used to identify you unless you modify your browser settings.
